We take multiple steps to protect the important things in life. In 2011, the Planning Commission requested that City Council consider placing deed restrictions on the golf course property. Later that year, my fellow Planning Commissioners and I voted to recommend rezoning all of the Crowfield Golf Course property to conservation/open space. City Council approved the strict rezoning to safeguard the land from adverse development. However, future Councils could reverse the zoning and sell the 181+ acres for condominiums, apartments, single family homes and businesses. Consequently, supplemental protection is needed.

Deed Restrictions
Deed Restrictions can limit the use of the Crowfield golf acres. Westvaco applied deed restrictions that safeguarded the land for years. Those deed restrictions are now obsolete and void but similar restrictions can be reinstalled to prevent the land from being subdivided and developed.

Conclusion
It’s inevitable that City Council will have turnover in the next few elections and it only takes four council members to vote in favor to sell the golf course and allow development. Deed restrictions can underpin the conservation/open space zoning and reinforce with one more layer of protection.
Think of it like this. You have good brakes on your car as well as airbags, but you always buckle up for added safety. We must also take multiple safety steps at Crowfield: 1. We must keep the golf course operating. 2. We must keep strict zoning. 3. We must restrict the deed. Nothing is guaranteed to protect the important things in our life but multiple layers provide the best protection.
