Mixson Back With Updated $30 Million Phase 2
North Charleston's community's new plans embrace Park Cricle.
Six years ago, Mixson was a vision for a new urban infill community with nearly 1,000 homes in North Charleston. Developers built just 18 before the market soured and they began a "self-imposed pause."
Now, a new development plan with a sharply different $30-million second phase will be presented to the city next week. The first plan envisioned a self-sufficient destination with a mix of businesses and homes weaving through the community.
The new plan includes limited commercial development — a conceit that there are successful businesses thriving in the Park Circle community and Mixson can embrace those neighbors instead of reinventing the wheel.

"We don't want to be an island," said Jodi Lox Mansbach, vice president of development and marketing at Jamestown Development and Construction.
The total build-out of the 44-acre property will include 600 units — more than a third less than what was envisioned in the tight squares and snaking streets of the original plan.

There's also a variety of homes in the second phase, including new multi-family buildings along Mixson Avenue, along with 10 townhomes nearby and 22 single-family homes.
The news of high-quality apartment homes will likely be welcomed by renters with few options in the in-demand Park Circle area.
The proposal also includes a new $2.1 million pool and social club that will have memberships available to people outside of the community, along with a full service restaurant open to the public.
