City Spurs Along Parmer Ranch Trails Development
Developer given more than $400,000 in incentives to start construction of office buildings.

CEDAR PARK-LEANDER, TX -- Cedar Park officials recently spurred development for a proposed mixed-use development dubbed Parmer Ranch Trails expected to create some 75 local jobs.
Cedar Park City Council members have approved the reimbursement of construction costs to the developer of the office portion of the project to help speed up the project.
The development southeast of the intersection of Parmer Lane and Ranch Trails Court has been envisioned as a site for restaurant, retail and office space, according to a report in Hill Country News.

Officials at project partner Riverside Resources told the newspaper they already have found future tenants for the office portion of the site.
Phil Brewer, the city’s economic development director, placed the investment value of the development’s 24,000-square-foot office portion at $5 million. He said it would bring some 75 jobs with an average salary of $80,000.

Riverside Resources is expected to occupy half the office portion, which is situated on a two-acre tract within the 25-acre Parmer Ranch Trails footprint. The planned offices will be housed in two stories.
The city added inducements to lure the office portion of the project, including the reimbursement of $413,000 in infrastructure construction costs to the developer. The reimbursement funds originate from the Cedar Park Economic Development Corp.
The reimbursement is contingent on Riverside completing the infrastructure of the project and securing a certificate of occupancy no later than May 31, 2017.
