Council To Consider Rezoning Acreage For Senior Living Facility
Envisioned complex would contain more than 80 units catering to older residents requiring varying degrees of care.

CEDAR PARK, TX -- City council members are mulling the idea of rezoning acreage to accommodate a senior residential community on El Salido Parkway, according to a published report.
The idea stems from the last council meeting, when the attorney representing the applicant pitched the idea to city officials. The land eyed for the development is a 2.4-acre tract currently zoned for local retail that would need to be changed for multi-family residential use.
“Senior living is a really underserved market, an d one that continues to grow as the baby boomers age,” the applicant’s lawyer told council members, as reported in Hill Country News.

He noted the dynamics of the city focused on family living complements the idea for a senior residential center.
If the application is successful, the facility would be run by Spectrum Retirement Communities, the newspaper reports. The company operates such centers throughout the country, including a facility in Lakeway.

All told, construction would require six acres that would include a conditional overlay to support the project, the newspaper reports.
The envisioned complex would have two components. One would be reserved for residents requiring higher degrees of care in a single building adjacent to El Salido; more independent residents would be houses in a grouping of five duplexes containing 10 units, Kleeman said.
The main building would encompass 84 independent-living apartments, 54 assisted-living versions and 16 of the memory-care variety.
Responding to Place 3 council member Lyle Grimes, Kleeman assured the units would only be made available to the older set.
The Cedar Park Planning and Zoning Commission has given the plans its preliminary approval. Council members will consider approving the rezoning request at a future meeting.
