Renters Should Not Expect To Pay More For Rent If Amazon Builds HQ2 In Dallas
Plentiful housing options and room for expansion will help protect Dallas from increasing rent costs if Amazon's HQ2 moves to the area.

DALLAS, TX — Renters need not worry much about Amazon's HQ2 increasing their rent costs. An Apartment List study found that the cost of rent in Dallas is least likely to be affected by the possible arrival of Amazon's second U.S. headquarters should the company choose to build in Dallas.
Apartment List looked at the 15 cities Amazon is most likely to choose for HQ2 and ranked each based on an expected increase in rental costs. Some cities could see an additional growth of 2% beyond the average annual growth of 3.1%. Smaller metro areas with more constrained housing options are likely to see the highest amount of rent growth. These cities include Raleigh, Pittsburgh, Baltimore and San Jose.
Luckily, larger metros with less constrained options are expected to see only an increase of 0.5% or less as Amazon brings an approximate 50,000 new jobs to the area. Of these cities, Dallas is expected to feel the smallest impact on housing costs.

Currently, Dallas experiences an average yearly increase of 2.6%. The arrival of Amazon's HQ2 would bring Dallas up to meet the national average of 3.1%. The Dallas Morning News reports that September 2017 saw a stall in average rent in Dallas. The stagnation was reportedly caused by an explosion of construction. Today more than 40,000 new apartments are under construction in North Texas with more than 23,000 opening this year. Competitive pricing has helped keep rent from rising too rapidly in recent months.
