Brisk Round Rock Growth Examined In Study
'Round Rock is the only Austin MSA city that made the top 10 list,' CommercialCafé analysts wrote, noting nearly 1 million square feet added
ROUND ROCK, TX — Residents see the brisk growth of Round Rock in the construction sites dotting the city, at ever-longer customer checkout lines at the grocery store and while negotiating rush-hour traffic continually more congested.
But it's another thing to examine that growth with statistics and corresponding graphs charting expansion in less abstract fashion. Enter CommercialCafé researchers with a newly released study examining the top spots in Texas for growing office markets.
"Drawing on Yardi Matrix data, we wanted to see which small cities in Texas added the most office space between Jan. 1, 2009, and Dec. 5, 2019," researchers wrote. "We considered cities with populations of less than 300,000 residents and office spaces larger than 25,000 square feet, putting together a study of the top 10 small Texas cities that added the most office space since 2009."

All told, analysts noted, more than 100 million square feet of new office space was added in Houston, Dallas-Fort Worth and Austin in the last decade, researchers found. But let's get back to Round Rock. Here are some key findings:
- Round Rock added almost 1 million square feet added to the city in the span of 10 years. Another small asset is scheduled to come online by the second half of 2020 - the 25,200-square-foot University Square.
- The two largest buildings were both around 130,000 square feet, and the smallest was just under 30,000 square feet.
- Out of all the cities we looked at, Round Rock is the only one that had a larger number of small developments than larger ones—730,000 square feet came from 12 buildings with less than 100,000 square feet while the remaining 263,000 square feet was spread across two buildings with more than 100,000 square feet.
- Overall, the ten cities collectively added 32.4 million square feet of office space — a total of 192 properties. Moreover, 26 co-working spaces were constructed here since 2009.
"Round Rock is the only Austin MSA city that made the top 10 list; it was just 7,000 square feet short of reaching 1 million square feet added to the city in the span of 10 years," researchers concluded.
