Major Renovations Under Way At Old Sysco Corp. Facility
California-based ProPortion Foods is readying the facility for its new headquarters.

ROUND ROCK, TX -- Los Angeles-based ProPortion Foods LLC, a distributor of fully cooked meat products, is poised to move into its future local headquarters with renovations now under way at the site of its corporate base.
Company officials have begun renovating the former Sysco Corp. facility in readying the site of its future headquarters at 101 Chisholm Trail Road. Their move from L.A. to Round Rock is expected by the end of this year, the Austin Business Journal reports.
The move is expected to bring up to 400 jobs to the local market.

“We’re doing major renovations to the tune of double what it costs,” said Troy MacMane, managing principal of Brennan Investment Group., which bought the industrial plant in December.

But in his comments to the business weekly, MacMane didn’t disclose the amount being spent on renovations to the plant.
As something of a barometer, the business journal used the $8 million appraised value of the site listed in Williamson Central Appraisal District tax rolls. The appraisal takes into consideration 200,000 square feet of production/warehouse space and surrounding acreage.
Brennan Investment Group closed the real estate deal in December, signing a long-term lease of more than 10 years with ProPortion foods. The California company also was the beneficiary of city-endorsed tax inducements that helped lure it to the city.
The property had been vacant since 2010 when Sysco consolidated its Austin and San Antonio operations to a new facility in New Braunfels.
The headquarters move is the second substantive economic development coup for Round Rock in as many months.
Just last month, city officials touted the relocation of Airco Mechanical to Round Rock from its Austin base. The relocation of the commercial/residential heating, ventilation and air conditioning (HVAC) company also is spending millions in revamping for its own new facility housed within 47,000 square feet of space on Interstate 35 frontage roadway.
In ever-expanding Williamson County--one of the nation’s fastest-growing regions--Round Rock officials aren’t shy about aggressively pursuing industry relocation and expansion, often through the use of tax abatements and other financial incentives.
Airco’s relocation is expected to bring 400 jobs to the local economy.
