A massive Stowe estate including a mansion and guesthouse - with their own underground concrete tunnel - is up for grabs.

An auction company insists the highest bidder on The Preserve at Wade Pasture will walk away with it - no ifs ands or buts.

The 11-acre Wade Pasture Road property goes on the block July 22.

The package includes nearly 10,000 square feet of primary living space, a 1,300-square-foot guest apartment and a 7,000-square-foot sports arena with heated athletic turf for year-round tennis, pickleball, golf training, fitness and recreation.

And then there's the coup de grâce - a subterranean, reinforced-concrete, climate-controlled tunnel “providing barefoot access from the main living quarters directly to amenities even in the heart of the Vermont winter,” says Integrity Luxury Real Estate Auctions.

“This masterfully engineered mountain compound represents an irreplaceable alpine asset class selling to the highest bidder regardless of price,” the auctioneers say.

“This is a once-in-a-lifetime opportunity to name your price on an extraordinary legacy estate.”

“Somebody’s gonna get a great deal,” auctioneer John Torrey told Seven Days.

The property is owned by Adam and Sarah Hergenrother, who listed it a year ago for $16 million.

Hergenrother’s website says he founded the real-estate agency Keller Williams Vermont in 2009.

He and his brother started BlackRock construction three years later.

Adam Hergenrother Companies claims now to be a $1 billion operation.

“I spend my time leading several companies, investing in and developing others, writing books, hosting podcasts, speaking, and training, so I can teach others how to use business as a conduit for their personal growth,” Hergenrother says. “I thrive on taking on physical challenges and, after racing 21 Ironman races, adventured into skinning and ski-mo races in the winter and gravel and mountain biking in the warmer months, with some running and strength training in between.”
