JBG Smith Starts Crystal Drive Apartment Conversion In National Landing

ARLINGTON, VA — Construction has started on the conversion of 2200 Crystal Drive in Arlington’s National Landing area from office space into a 195-unit multifamily building, according to JBG Smith.

The Bethesda-based company announced the project Tuesday and said Declaration Partners joined as a joint venture equity partner. BNY is providing construction financing, and Davis Construction is the general contractor on the job.

The project is the latest office-to-residential conversion moving ahead in the Crystal City section of Arlington, where property owners have increasingly looked to housing as demand for older office space shifts. JBG Smith said it is repositioning the existing office property into apartments.

“With more than 1,500 units of residential conversions previously completed, JBG Smith is one of the region's most experienced adaptive reuse developers,” Matt Ginivan, executive vice president and co-head of development at JBG Smith, said in the company’s announcement. “2200 Crystal Drive is another demonstration of our ability to attract institutional capital, execute complex repositioning projects, and transform obsolete office buildings into vibrant multifamily communities. We have intentionally designed this project with a diverse mix of apartment homes that will complement the thriving ecosystem we have cultivated in National Landing.”

The building sits across from Concorde, a 13,000-square-foot conference and events venue that recently opened, according to the announcement. JBG Smith said that development also includes Altitude and Constellation, two dining concepts from Episcope Hospitality founder David Morton.

JBG Smith also said 2200 Crystal Drive is near the planned pedestrian bridge to Reagan National Airport and the planned Virginia Railway Express and Amtrak rail station. The company recently sold the adjacent 2100 Crystal Drive to a third-party developer that is converting that building into a 344-room dual-branded hotel with lifestyle and extended-stay brands.

The latest conversion follows another recent Arlington approval involving the company’s nearby properties. On May 16, the Arlington County Board approved JBG Smith’s proposal to convert the office buildings at 1800 and 1901 South Bell Street into more than 300 residential units, according to the company.

No construction timeline or opening date for 2200 Crystal Drive was included in the announcement.
