Sterling, Ashburn Properties Included In $58M Northern Virginia Real Estate Deal

LOUDOUN COUNTY, VA — Commercial properties in Sterling and Ashburn are among 11 buildings acquired as part of a $58 million Northern Virginia real estate deal announced Monday.

Fairfax-based Aggregate Real Estate Investors acquired the portfolio from Clarke-Hook Corporation. The properties are located in four business communities across Loudoun and Fairfax counties and contain nearly 320,000 square feet of retail and industrial space. More than 90 tenants occupy the portfolio, which was 94 percent leased at the time of the transaction.

The Loudoun County properties include Dulles Trade Center, a 40,529-square-foot industrial building at 23480 Rock Haven Way in Sterling, near Washington Dulles International Airport. The building is leased to third-party logistics companies involved in services ranging from warehousing to final-mile delivery.

Ashburn Center Includes Retail, Restaurants

The acquisition also includes University Commerce Center at 44921 George Washington Boulevard in Ashburn. Its three buildings contain approximately 106,000 square feet of retail and commercial office space.

Tenants at the Ashburn property include Potomac Taphouse, Xaymaca Fusion Kitchen, Huzzah Hobbies, Brickyard Coworking, Taco Zocalo, Authors Ice Creams & Coffee and iCode Ashburn.

"We are extremely familiar with the Northern Virginia real estate and business community, and adding this extremely well-located, institutional-quality portfolio perfectly aligns with our strategy of investing in high-performing and supply-constrained submarkets," Greg Jacobsen, managing principal of Aggregate Real Estate Investors, said in a statement.

Jacobsen said the properties are substantially leased and that the company plans to implement its management practices, make aesthetic upgrades and work with existing tenants.

The remainder of the portfolio consists of McLean Commerce Center, a 17,200-square-foot retail property on Chain Bridge Road in McLean, and six industrial buildings totaling about 150,000 square feet at West Fairfax Commerce Center on Lee Road in Fairfax.

Aggregate Real Estate Investors focuses on acquiring and operating open-air retail and industrial properties in the Mid-Atlantic region.
