New Medical Office Building Under Construction Near Hospital

Washington Property Company Breaks Ground for Stone Ridge Medical Center

Washington Property Company (WPC) has started construction of a new 67,000 square foot state-of-the-art medical office building in Dulles, VA, directly across Route 50 from the recently opened HCA StoneSprings Medical Center hospital. Two medical care providers and a pharmacy already have leased at Stone Ridge Medical Center, which is scheduled to be completed by the end of 2018.

Located near the southwest corner of Route 50 and Stone Springs Boulevard, the three-story medical office building will feature a dedicated specimen room and ample surface parking, along with floorplates and ceiling heights that are ideal for medical office use. WPC has signed leases with three tenants to date: Virginia Pediatric Group (4,500 SF), Jackson Clinics (3,000 SF), and Royal Care Pharmacy (1,500 SF).

WPC acquired the 8.4-acre development site in October of 2016 from Van Metre Homes. The project’s overall development cost, including land acquisition, is about $21 million. Its location will offer easy hospital access for both doctors and patients. Both the hospital and WPC’s new medical building are designed to serve the burgeoning population of Loudoun County, the second-fastest growing county in the U.S., according to Forbes magazine.

Upon opening its doors in 2015, the 234,000 SF HCA StoneSprings Medical Center became Loudoun County’s first new hospital in 100 years. It offers 124 private beds, 24/7 emergency care, a dedicated pediatric emergency room, and advanced heart and vascular care, as well as free parking. Located near the hospital and the future medical office building are a Walmart Supercenter, Harris Teeter grocery store, Walgreens, and Washington Dulles International Airport.
