Townhouses-For-Rent Community Starts To Open In Ashburn

ASHBURN, VA — For renters looking for more private space than an apartment, a new build-to-rent luxury townhouse community is opening in Ashburn.

The 200-townhouse community CityHouse Ashburn Station is in the midst of a phased opening minutes from the Ashburn Metro station. The first phase of townhouses were completed in the last quarter of 2023, and many are fully occupied. The next set of townhouses is ready for immediate leasing with rents starting at $3,495 per month.

More townhouses will be opened for leasing in the coming months until the community is fully finished in early 2025. The community's owners are American Real Estate Partners, GreenBarn Investment Group and Rithm Capital, while American Real Estate Partners and GreenBarn Investment Group also serve as the developers. The community is operated by property manager Bozzuto Management Company.

"As one of the first build-to-rent townhome neighborhoods in the area to serve this market, these brand-new homes are ideal for individuals and families who are renters by choice," said Mark Taylor, managing director of residential at American Real Estate Partners.

CityHouse Ashburn Station provides townhouses that are usually available to homebuyers but with the management and maintenance services provided to renters. According to Forbes, there is plenty of demand for new build-to-rent housing, although construction is not quite meeting that demand.

Homes at the new community have three bedrooms — some have a den as well — and range from 1,544 square feet to 2,486 square feet. In-home amenities include a garage, washer dryer and smart home functionality. Select homes have kitchens with 15-foot islands, granite and quartz countertops as well as rooftop terraces with outdoor fireplaces, patios or balconies.

Community amenities include a sports court for pickleball or basketball, playground, a pavilion and outdoor kitchen with grills and dining areas, green space for yard games, a pet park and connections to local trails. The community is close to the Ashburn Metro station, Loudoun Station, One Loudoun, the Dulles Greenway toll road and more.
