Fragrance Brand To Open Store At Spotsylvania Towne Centre

FREDERICKSBURG, VA — A new Perfumania store is expected to open this month at Spotsylvania Towne Centre in Fredericksburg, according to a news release from RCS Real Estate Advisors.

The store will be located at 137 Spotsylvania Mall Drive. It is one of several upcoming Perfumania locations included in a national expansion by Perfumania and The Fragrance Outlet.

RCS Real Estate Advisors said it counseled Perfumania and The Fragrance Outlet on 43 new stores across malls and outlet centers nationwide. The company said the new stores are expected to open throughout 2026 and 2027.

The Fredericksburg store is part of a broader expansion effort by parent company Obsession Holdings, LLC, which operates Perfumania and The Fragrance Outlet stores.

“Perfumania and The Fragrance Outlet have made remarkable progress in their journey, and we’re now seeing strong validation of our long-term expansion strategy across key markets nationwide,” Frank Mroczka, CEO of Obsession Holdings, LLC, said in the release. “The specialty fragrance category continues to perform strongly within high-quality regional malls and outlet centers, and we remain focused on expanding thoughtfully within those environments as consumer demand evolves.”

Obsession Holdings is headquartered in Miramar, Florida, and operates more than 280 retail stores across 38 states under The Fragrance Outlet and Perfumania banners, according to the release. The company’s stores sell designer and proprietary fragrances and related accessories.

The release did not provide an exact opening date for the Fredericksburg store
