Fredericksburg Greenbrier Place Subdivision To Add 199 New Dwelling Units

FREDERICKSBURG, VA — A new subdivision named Greenbrier Place is proposed for Fredericksburg, featuring 199 dwelling units across a 17.52-acre site. The development plan includes 109 townhouse-style attached single-family units and 90, 2-over-2 style and quadplex-style attached single-family units.

The project site is located on the south side of Plank Road, east side of Altoona Drive, and at the end of Apache Terrace. This area is currently zoned C-H, Commercial-Highway, under the city's Form Based Code.

The proposal involves the demolition of a portion of the existing Greenbrier Shopping Center. However, individual commercial pad sites situated along Plank Road, including Metro Diner, M&T Bank, and Cook-out, are planned to remain.

Soledad Portilla of Kettler is the applicant for this project. Bill Pyle from Bowman Consulting is listed as the applicant/engineer.

The proposed street network for Greenbrier Place will connect to Plank Road, Altoona Drive, and Apache Terrace. This design aligns with City Code §72-52.1A requirements.

Community members are invited to submit inquiries or express their views regarding this request. Comments can be sent to mesherman@fredericksburgva.gov. The deadline for public input is the close of business on March 14. This allows residents to participate in the planning process for the new development.
