MCLEAN, VA — Fairfax County supervisors will consider scheduling a public hearing on a proposal to expand McLean's residential permit parking district to include a section of Felix Street.
Administrative Item 8 on Tuesday's Board of Supervisors agenda would authorize a public hearing for 4 p.m. Sept. 29. The board would not approve the expansion Tuesday.
The proposal would add Felix Street from Westmoreland Street to Broyhill Street to McLean Residential Permit Parking District 21. Residents petitioned the county because of what the board package describes as a large number of nonresident vehicles parking along the residential street during school hours.
Fairfax County allows residential permit parking districts near high schools, rail stations and Virginia college or university campuses when petition and development requirements are met.
A petition must include signatures representing at least 60 percent of eligible addresses in the proposed district and more than half of the eligible addresses on each block face. At least 75 percent of the land adjoining each block must also be developed for residential use.
County transportation staff determined that the Felix Street blocks are within the required walking distance of McLean High School and that the petition met the other requirements for expanding the district.
The county estimates that signs and installation would cost approximately $1,300. Funding is available through the Fairfax County Department of Transportation's general fund, according to the board package.
The board also has two related Dranesville District land-use hearings scheduled for 3:30 p.m. Tuesday. Both concern a 4.71-acre property on the north and east sides of Sunrise Valley Drive, south of Coppermine Road.
CPA Coppermine 3 Lender LLC is seeking to rezone the property from the I-5 industrial district to the PDH-20 planned development housing district. The proposal would permit up to 98 single-family attached and stacked townhouse units, including bonus-density units, at an overall density of 21.39 homes per acre.
A concurrent application would amend the conditions associated with a 1985 rezoning to remove the 4.71-acre property from the earlier approval.
The Fairfax County Planning Commission voted 10-0 on July 8 to recommend that supervisors approve the rezoning, conceptual development plan and proffer amendment, subject to the applicant's proposed conditions. Commissioners John Hancock and Julie Thomas were absent.
In a related action, the Planning Commission approved the final development plan, contingent on the Board of Supervisors approving the rezoning.
The Board of Supervisors meeting begins at 9:30 a.m. Tuesday. The Dranesville land-use hearings are scheduled for 3:30 p.m.
