Cool Temperatures but a Hot Spring Market
The market is moving fast and buyers are getting frantic.

I always tell clients that I don't think one time of year is better than another to buy or sell a house. Lots of agents will say that the holidays are a terrible time to sell, but I've never had a November and December without closing a deal for someone.
February is slow. In fact, I have to admit that February is my big anxiety month- It's the month when I'm sure I'll never sell another home and then March comes and the phone starts ringing and I'm running like crazy again.
This Spring has been more frantic than most. Inventory is still lower than average across the region and the buyers are out in force. Of the 105 properties that are currently under contract in Reston more than half went under contract in 10 days or less; the average Days on Market is hovering at 17!

So- does this mean its a Seller's Market? Can you just through it out there at any price? I'm happy to say the answer is NO! Property that comes on the market with a disconnect between its price and its condition will still sit. Property that is prepared for the market and priced appropriately will reward its seller with a fast contract and a great price.
