Reston Senior Housing Proposal Clears First Step In Fairfax County Review

Fairfax County has accepted a Reston senior housing special exception application for processing. Plans propose 70 age-restricted homes.

RESTON, VA A proposal to build a 70-unit age-restricted independent living community along Baron Cameron Avenue has reached its first procedural milestone after Fairfax County formally acknowledged receipt of the application's accepted record summary report.

According to county records, the application was accepted on Friday and assigned record number SE-2026-HM-00013. The filing is identified as a Special Exception and Special Exception Amendment application submitted by SMT Land Holdings, LLC for approximatelc at 11000 Baron Cameron Ave.

The county's acceptance does not constitute approval of the project. Instead, it confirms the application has been received and accepted for processing through Fairfax County's land use review process. As of the accepted record summary report, no Planning Commission, Board of Supervisors or Board of Zoning Appeals hearing dates had been scheduled.

According to the Statement of Justification filed with the application, the proposal calls for an independent living community consisting of 70 single-family attached homes restricted to residents 55 and older. The development would operate as a condominium community and include 15 percent affordable dwelling units, along with a residents-only clubhouse, walking trails, wellness facilities, transportation coordination and other amenities designed to help older adults age in place.

The application states the community would replace an existing single-family home on the property and would include approximately 255 parking spaces, more than half the site preserved as open space, and access from Baron Cameron Avenue. The applicant estimates the development would generate about 170 vehicle trips per day, below the county threshold requiring a full Traffic Impact Analysis.

As part of the Special Exception request, the applicant is also seeking several modifications to zoning requirements, including reduced setbacks, adjustments to transitional screening requirements and a waiver of certain barrier requirements. The filing argues the changes are appropriate because the property is surrounded largely by wooded open space and the proposed buildings are designed to resemble attached single-family homes rather than a traditional multifamily complex.

The Special Exception plat submitted earlier this month includes updated engineering, stormwater management and site design documents for what is identified as the Baron Cameron Senior Housing project.

The proposal will continue through Fairfax County's review process before advancing to public hearings and a final decision by county officials.
