3 Parking Lot Drainage Problems to Fix ASAP

Ponds and puddles may have thrilled you as a kid, but if you’re a property manager looking at a parking lot full of water, they fill you with dread. Ponding on asphalt parking lots can eventually cause major problems, so if you notice the following 3 parking lot drainage problems, get them fixed right away:

1. You Have a Parking Lot Pond after Every Storm

This is a sign that either the drainage system is clogged or otherwise not working properly, or that the parking lot was installed without a sufficient slope to guide water off toward the drains. Parking lots should be installed with a barely noticeable, yet effective slope that ushers water off of the surface and towards drains along curbs or manholes.

2. Clogged Drains

This can happen over time in any drainage system. Debris, silt, tree roots, autumn leaves etc. can build up in the sewer drains, causing backups into the parking lot during extended or heavy rainstorms or snowmelt. Make sure to schedule a sewer drain cleanout every year to prevent this from happening in your parking lot.

3. Catch Drains and Manhole Mortar is Crumbling

Properly installed catch drains and manholes can efficiently handle water and traffic for years, but extreme climatic stress, severe weather, poor snow removal protocol and other accidents can damage these essential parking lot drainage elements. Anytime you notice crumbling around these drainage structures, call to have them fixed immediately as they can also pose a safety hazard if left to collapse.
