Recently, it was reported by the Bucks County DA’s Office (Pennsylvania – 1/6/2017) that a dishonest contractor of that area was convicted to serve 5-10 years in prison for home improvement improprieties. Reportedly, he was a habitual predator with an extensive record for variations of deceitful practices against private home decision makers dating back to 2011. He had been arrested more than once for his unethical behavior with a trail of unsettled judgments against him. These were concealed from many of the people he victimized. He reportedly would make promises for performing various home improvement projects, receive thousands of dollars per household in advance or interim payments, then he would either abandon them or not even start.

Relativity to Legal Forms

These samples of legal forms are specific to resident-contractor relations with respect to home maintenance and improvement priorities. Among the over one dozen samples of legal forms (which are immediately accompanied by easy to understand explanation for their use), is the “SERVICE VALIDATION FORM.” It is a legal, contractor screening document which is rarely used by residents in our country. Among the batch, it is the only one which actually is central to an unconventional, aggressive screening system. It tops the list. Respectively, these forms are accompanied by clearly understood explanations for their timely use and impact towards successful resident-contractor relations in home improvement. For example:

“Stop Work Order (SWO): For sure, this document means exactly that: “STOP WORK!” This is not a request or an “option.” This is an irrevocable demand! This is an official document (made official by you upon service) ordering the contractor and any support personnel he/she has (or they have) to cease working in your home and/or on your property, as it becomes safe to do so, within 30 minutes or less. Although it is in writing, it is also allowable when issued verbally. That is your prerogative. However, by actually issuing an “SWO,” in writing, you establish written evidence to that effect along with the reason(s).”

The absence of such documentation makes or voids a homeowner’s case. Hence, through residents taking more of an interest in learning the use and impact of home improvement related forms, they exponentially increase their leverage towards controlling the outcome of their contract-related home projects.

Summary

In 2017, an incalculable number of resident-contractor relations were either fruitful or otherwise. However, it is documented that residents who place superior emphasis on the timely use of the right forms were immensely more successful getting their projects done than those who did not.
