City Planners Approve Day Spa

Concerns over storm water will be addressed in an area where flooding has been a concern.

The area deemed the “Historic Crossroads District” of Muskego at Tess Corners Drive and Janesville Road moved one step closer to filling a vacancy at its northwestern corner.  A 3,000 square foot “L Spa” was approved Feb. 10 by the plan comission where the Schaumburg Suburban House once stood. The business will relocate from its current site at 15807 W. National Ave. in New Berlin.

Commissioner Jim Burke was the only dissenting vote, and he said he felt the design and materials were “disappointing” in comparison to other developments in the area, specifically in the lack of masonry.  However, city planner Adam Trzebiatowski pointed out that because of the area’s historic nature the requirements for building materials had been met.

In addition, District 1 Alderman Tracy Snead, who ultimately voted in favor of the resolution, cited concerns over the project as her district, which is located just to the south of Janesville Road at Tess Corners, is subject to flooding and she feared storm water runoff from the property would worsen the problem.

“My district experienced terrible flooding last year and in general has had problems with flooding after rains, especially near Gaulke Drive and along the creek,” Snead explained.  “I want to make sure we are paying special attention to these concerns all through the process to prevent further flooding of the area, which is downward from this property.”

Commissioner Mark Noah also felt the resolution should be amended to ensure that the property itself would not be compromised as it would sit along a slope to the north and would need to be protected from runoff.

“I’d like to see some type of drainage swale to protect the integrity of this structure, with extra attention being paid to the engineering plan,” Noah said.

Trzebiatowski agreed, while also pointing out that all of these issues would need to be met regardless as the process moves forward in the storm water plan and permitting process.
