Plans for Sussex Condo Project Clears Last Hurdle

Village agrees to help developer; construction on 56-unit project could begin this fall.

Village Administrator Jeremy Smith said road and sewer improvements for the condominium development could begin by mid-September.

The Village Board has approved a new developer agreement for the project, with a special assessment that will allot up to $500,000 for the improvements. Once the work begins, it will clear the way for the development to take shape.

“The plan is now we will start bidding out for the improvements,” Smith said. “Once we award the contract to get the improvements going, they will be able to start coming out of the ground with their buildings.”

The Glen at Seven Stones, which is being developed by Cornerstone Development, will consist of 56 ranch-style homes located near Highway 164 and Seven Stones Drive. The units will be priced from the mid-$200,000s to mid-$300,000s.

Each unit will contain four homes ranging in size from 1,400 square feet to 1,800 square feet, with some of the units having basements as well.

The development has been on hold since 2008 when the housing market collapsed, but was recently revived after the village agreed to a special assessment to help the developer get the project off the ground.

Leaders said they’re confident in the project because similar developments by Cornerstone done in Menomonee Falls and Brookfield have been successful.

Smith said construction of the condo units could begin sometime this fall.
