I recently showed one of my clients some Thousand Oaks Real Estate that was listed by another agent.  The listing agent told me ahead of time that she would not be showing the home because her client liked to do the showings.  I knew before I even drove to the appointment that it probably would not go well.  Anytime the owner of the property wants to "show" their own home, you can bank on it being an awkward experience.  How is anyone supposed to be comfortable asking questions and pointing out the likes and dislikes of a home when the owner is standing there?

There is also a right and wrong way to show a home.  I like to walk my clients around the home, telling them what I know about each room..when things were upgraded, what comes with the purchase of the home etc.  I then like to give them some time to walk around a little by themselves so they can discuss privately how they feel.  When the homeowner showed my clients his home, he followed them from room to room less than a foot behind them the entire time.  I know they were uncomfortable, and just did a quick walk through of a home they might have otherwise taken more time in.

I have also noticed time and again how sellers showing their own home often throw themselves under the bus.  They point out everything that might be an objection to the home, explaining why it is not an objection. Most of the time it is a flaw the buyers probably would not have noticed.

As I suspected, my buyers did not choose that home (even though it had most everything on their wish list).  They went on to look at other Thousand Oaks Real Estate & purchased another home in the area....that was shown to us by the listing agent.
