Giant Industrial Development Project In Beaumont Slated For Review

BEAUMONT, CA ā A proposed development project that would bring approximately 2.5 million square feet of industrial space, 50,000 square feet of office space and 150,000 square feet of commercial space to Beaumont will come under review Tuesday by the Beaumont Planning Commission.
The Planning Commission will decide whether to recommend that the City Council certify an environmental impact report, adopt a general plan amendment, adopt the new Summit Station Specific Plan, approve a new tentative parcel map and approve new plot plans to allow the project to move forward.
If the Beaumont Planning Commission recommends that the City Council approve the project, and the council gives a green light, the project would fall under the renamed Summit Station Specific Plan, with all the new zoning and entitlements.

The 200-acre project site is located on the south side of Cherry Valley Boulevard, east of Interstate 10, and is known as a "gateway" into Beaumont, according to city documents.

The proposed site is surrounded by unincorporated areas to the west, north and east. It is one of the largest vacant land holdings in Beaumont under single ownership, according to the documents. The project applicant is Exeter Cherry Valley Land LLC.
The property, which currently falls under the Sunny Cal Specific Plan, is the site of a former poultry ranch and had been targeted for housing that was never built, despite approvals in 2007 and 2014. The property was in unincorporated area, but the city annexed the parcel in 2018, and it became part of the city of Beaumont.
A draft environmental impact report was prepared to examine the potential environmental effects of the new Summit Station Specific Plan project. The document's public review period ended on June 6, and to date the city has received approximately 200 comment letters about the report and the project, according to city documents.
