I have reviewed the Avalon Bay proposed apartment project located on Glendora Ave. and Route 66, though I do not have a problem with the design and size of the project, I do not believe this type of apartment building fits into the infrastructure of our city.

The physical ability for route 66 and Glendora avenue to handle 260 units with over 400 parking spaces will lead to gridlock in our city, and this project is on top of the future Goldline 400 space parking structure, as well as the new 54 unit condo units at Glendora avenue and Ada.

Just as we must ask ourselves, is there enough sewer and water capacity for this project? We must also ask is there enough street capacity for 400 more vehicles trying to get to and from work each day?  I would like to know how many units could be built on this property before the question of traffic impact would make the project infeasible, 300, 400 units?

I believe traffic impact should be equally important to the approval of a project, and it appears to-date that traffic impact is a secondary question.

Before this project is approved, there must be a detailed drawing of the proposed traffic plan to handle the increased traffic (if possible) created by this project.

This project will affect the city of Glendora and the citizens for years to come.

This proposed project is a 260 unit apartment building and 4,000 square feet of Commercial space.

At the January 15th Planning Commission meeting, the traffic consultant “KOA CORPORATION” stated that the impact of traffic will have a minimal affect on traffic along Route 66 and Glendora avenue.

With 260 units and 400+ parking spaces I find it difficult to believe traffic congestion will not significantly increase.

Below is a list of question which need answered before we allow our city to become downtown LA.

1. How many cars will be exiting the project each morning. 200+?

2. How long will it take to get to the freeway from route 66 and Glendora Ave.

3. How will police and fire get over Glendora Ave. to the   south side of Glendora without a center lane island           on Glendora Ave.

4. What will the wait time be at the intersections 10, 15 minutes.

5. How much does traffic and it’s impact play on the approval of the project

6. Why does Glendora need 260 more apartment units,     and all in one location.

7. Will exiting the project on Glendora avenue and going south be safe?

8. How will someone exit the project onto Route 66 and make it into the left-turn lane to go south onto Glendora avenue to the freeway?

In summary please join me in expressing your views and asking your question at the February 5th planning commission meeting. If you have any questions please call me at (626) 523-1847
