Officials To Consider Approval of Final Avalon Bay Tract Map

The project would bring 256 apartment units to the vacant lot to the northeast corner of Route 66 and Glendora Avenue.

The large Avalon Bay construction project near Route 66 and Glendora Avenue may get one step closer to reality, Tuesday, as the Glendora Planning Commission is expected to recommend the City Council adopt a Resolution approving the final tract map.

The final tract map would subdivide the existing parcel, at 121 North Glendora Avenue, into one parcel, authorize the Mayor to sign the agreements and authorize the City Engineer and Clerk to sign the final tract map.

The project also has to meet 56 conditions of approval, some of which include allowing construction of over three stories and a minor conditional use permit allowing bonus incentives and mixed use development in the Town Center Mixed Use District.

Many of the other conditions will be monitored by Planning staff as the project moves along, according to city documents.

Surveying firm Sikand Engineering reportedly certified the tract map for mathematical accuracy, survey analysis and compliance with the Subdivision Map Act, officials reported.

The apartment complex would boast a fitness center, pool, spa, dog park and basketball court.
