Martin J. Stallone Offers Insight on Ambitious Hollywood Land Development Projects
The North Hollywood Metro station has been the subject of a great deal of conversation lately.
The North Hollywood Metro station has been the subject of a great deal of conversation lately, particularly among those interested in the rather sizable redevelopment project slated for review in the not too distant future. The recent uptick in interest is likely due to the fact that it has become increasingly clear that developers have decided to pursue a far more ambitious project than originally expected.
According to Martin J. Stallone, the most recent renderings reflect the developers’ preference for working on a much larger scale with the goal of creating new residential housing as well as retail and office space. Developers had previously submitted two different proposals, but it now appears that the project’s focus will revolve around the larger of the two options.
Stallone, a land development expert with years of executive experience in the industry, offered praise for the decision of developers to pursue a more ambitious project. When the redevelopment project is complete, Stallone and others believe the renovated bus facility and the addition of 450,000 square feet of office space, 1,500 housing units, and 150,000 square feet of retail space will yield substantial short- and long-term benefits for the community at large.

Several observers have praised the involvement of the Cesar Chavez Foundation in the planning and implementation of the project, which is part of the reason why both project renderings included a focus on making affordable housing available. Of course, the more ambitious project the developers appear to have settled on will feature a substantial number of affordable housing units in keeping with Metro’s responsibility in adhering with development guidelines when dealing with these types of projects.
Stallone also indicated that the redevelopment project appears to be reflective of a larger trend in the area. The Hollywood area has indeed experienced a great deal of development recently, and those projects have continued to become more and more ambitious as the area continues to prosper in so many different ways. Sound development strategies and a continued focus on sustainability, Stallone noted, will go a long way to ensuring this still-emerging trend endures for an extended period of time throughout the entirety of the region.

Although the project is still in the review stages and is therefore pending approval from the San Fernando Service Council, all signs indicate that the more ambitious of the two development projects will ultimately lead to a 15-acre site that closely resembles the recently submitted rendering. With modern architectural features and a clear focus on the inclusion of sustainable development principles, the North Hollywood Metro station redevelopment project is poised to be a boon for the area and its residents.
