10 Things to Know About Rolling Hills
Facts about the Laguna Niguel community of Rolling Hills.
- Rolling Hills is a gated community in Laguna Niguel on the south side of Crown Valley Parkway at Greenfield.
- There are three tracts of homes totaling 372 homes – Rolling Hills, Fieldstone and Rolling Hills Terrace. All were built in the early to mid 1980s.
- There are three models of one-story homes from 1800 sq ft to 2018 sq ft. There are 8 two-story models ranging from 2057 sq ft to 3100 sq ft.
- The builder is Fieldstone. There are many three car garages and some two car garages.
- The community is gated but not guarded. There is a quaint park with pool, hot tub, two tennis courts, kids’ playground and picnic area in the center of the community.
- There are three entry gates that are being remodeled at this time and the HOA fees have just been reduced to $189 per month. Taxes are 1% with NO mello-roos bonds.
- The school district is Capistrano Unified. The elementary school is Bergeson, the middle school is Aliso Viejo and the high school is Aliso Niguel.
- The homes were originally built with shake roofs but the vast majority of homes have been reroofed with tile.
- Some homes have more of an eastern feel with wood siding and some have stucco and clay roof tiles. Many of the residents have done substantial remodeling to their homes.
- Residents are within walking distance of the Rancho Niguel Shopping center and very easy access to the 73 toll road.
