Laguna Sur Community - Not for Everyone

Where is it? On top of Niguel Summit off Pacific Island Dr. in Laguna Niguel

What is it? A guard gated community built by Polygon Communities overlooking the Pacific Ocean and south Laguna Beach. There are two gates and two pools. There is a clubhouse and tennis courts. Townhomes were built between 1986 and 1989.

The community consists of two sections. There are 281 attached Laguna Sur townhomes ranging from the smallest at 2191 sq. ft. up to a large three story model with 3225 sq. ft. All units are either two or three stories. The Laguna Sur Customs are buildable lots with custom homes. Prices of the customs have run from $2 million to $4 million in 2012.

Why are they not for everyone?  As large attached townhomes they have small front yards and only balconies or in a few cases small yards. Almost every unit has a view and most have ocean views or mountain views or both. Obviously the better the ocean view the higher the price. Prices for the townhomes ranged from $550,000 to $1,250,000 in 2012. There are two HOAs totaling around $500. Of course this type of situation favors empty nesters or those wanting a maintenance-free lifestyle.

Being so high above Laguna Niguel, Niguel Summit has its own weather. The fog can back up over the hill from South Laguna and flow through the community like a waterfall or rolling mountain stream. On hot summer days the cool breezes are
awesome. Some mornings the city and ocean below are covered with a fluffy
blanket of clouds while Laguna Sur basks in sunlight.

Laguna Niguel is a wonderful place to live.
