F is for Flippers

The F Word (Real Estate)

Some call themselves investors, some rehabbers, but the truth is that there is one word that summarizes their behavior and their work methodology. These opportunity seekers are the “Flippers”.

These individuals and investor groups have one of the most beautiful missions in the Real Estate field: “To enhance the image of the neighborhoods and local communities that have been neglected”

They take distressed properties that have been abandoned, mismanaged or simply dumped and completely turn them around. They paint, change countertops, Kitchen appliances, floors, roofs; they may change the floor plan to avoid functional obsolescence (modify the home to our modern standards of living and modern lifestyles), and resell it at a normal (but most of the time higher) market price.

When giving these professionals the benefit of the doubt, I believe that they are not only necessary for the growth of the economy, but also for the better standard of living of the populations in under-cared communities.

However, throughout the last economic crisis, we have seen a growth of “searching scavengers” that are only in the business to take advantage of those who, due to economic hardship, have not able to afford their monthly payment or the uninformed that have not received sound advice about the normal conditions of the market.

 

I want to step out of this topic to explain my story. I have been an educator, and a sales man for over 5 years. I became a Realtor because of the knowledge I need to become an educated investor and to prosper through providing shelter and services to others. I love helping people. It is the joy of my life to feel valuable for my community and I will do my best to continue to continue to do this either through Real Estate or/and any other means that becomes available to me.

Then, the moral of the story is: Be extremely careful who you listen to.  Fancy words are not always wise words (If you don’t believe me, just turn on the TV and listen to any politician). I have heard stories about family members betraying their own family, robbing their equity, personal belongings and destroying their lives just for their own selfish benefit (and I am sure so have you)

In conclusion, “learn to spot the flippers’. The best defense from those who do not really care for our community is education, education, education, and sound advice. The best help you can get is not the one that encourages you to act fast, but the one that educates you through the process so you are the one that takes the important decisions.

Look for a mentor, for a person willing to teach and to learn buy your side. Look at them in the eyes and understand why are they in this position and what do they expect to get from you.

My Mission is your Home. Making sure that I made one person or a family happy is what keeps me waking up early in the morning to keep going.

Remember, You can only get what you want only when you have helped others get what they want.

I want to be your advisor, I want to learn by your side.

I hope we get the chance to meet one another and make some equity happen.
