The Long Beach Market Is Still a Seller's Market. So Why Are Half the Listings Sitting? It is a fai

The data from Altos Research confirms a Market Action Index of 54 for Long Beach 90807 this week Strong Seller's Market territory. Only 22 active single-family homes available. A seller's market does not guarantee every price is a good price.

The MAI of 54 means buyer activity relative to inventory supports price stability. It does not mean Long Beach buyers will absorb aspirational pricing on listings that do not earn it. The sellers sitting right now entered the Long Beach real estate market with numbers the market never supported. The sellers closing entered it with numbers current buyers would actually pay.

Entry-level homes near $1,000,000 are moving in 21 days. Premium listings near $2,132,500 are averaging 73 days. The difference is not market strength it is pricing precision and buyer profile. Both can close well. Both punish overpricing severely.

With only 22 homes on the market and the MAI holding in seller territory, the structural conditions are still on your side. But the 50% price reduction rate is a live demonstration of what happens when sellers mistake favorable conditions for unconditional buyer acceptance.
