Asking Price for Controversial Mansion Behind 3rd-Story Ban Drops $900,000

The mansion that triggered Seal Beach's Measure Z has been on the market for nearly three years.

This massive McMansion located at 132 13th Street in Old Town Seal Beach is considered by many to be the very development to bring about the end of three story homes (Seal Beach voters passed Measure Z in 2008, limiting the new building of Old Town homes to two stories). This home has been on and off the market for nearly three years. The owners of this home as well as the owners of the adjacent attached home have been chasing the market.  Both owners are apparently seeking to downsize.

Built by the developer with the original intention to sell, it was listed just before completion in 2007 for $2,450,000. As construction began to wrap up, the market had already begun its decline followed by one of the hottest public debates on zoning Seal Beach had ever seen. Situated on one half of a double lot, the owner managed to squeeze 3800 square feet of living space out of a 2938 square foot lot by utilizing a common wall and a third story.

As the market declined and after several failed attempts to sell the home, the builder decided to occupy the five bedroom, six bathroom man-cave and decorated it to the hilt. Showcasing of the voluminous interior begins in the massive foyer area leading to the kitchen that features a  48' Thermador Fridge,  48' Jenn-Air Range, custom hammered copper hood and copper farmhouse sink.

If all of this doesn't impress you, that's because you haven't seen the views from the 1250 square foot roof top deck. “Built to entertain” is a modest description of the outdoor roof area that could sustain an MTV beach party complete with a barbecue and outdoor fireplace. But don't expect to see this bachelor pad on the next episode of cribs. The owner is the son of Seal Beach's current mayor but enjoys a more private lifestyle.

As with any property of this caliber, the final, lasting impression is made upon entering the cavernous 750 square foot third story master suite (point of reference - most residential garages are approximately 400 square feet). After an exhausting day of climbing the stairs of this mammoth mansion, you can rest your achy body in the extravagant marble-encrusted jacuzzi tub or open air shower.

There is good news if you are in the market for a home of this stature, it's listed at the “fire sale” price of just $1,550,000. The only thing more impressive then the laundry list of features that come with this famous slice of Seal Beach real estate is the $19,375 property tax bill.
