Manhattan Beach Assessed Property Value Tops $29 Billion, Outpaces LA County
The city's total assessed valuation increased 5.3% to $29.07 billion, exceeding the countywide growth rate.
MANHATTAN BEACH, CA — The assessed value of property in Manhattan Beach has climbed above $29 billion after growing faster than Los Angeles County as a whole, according to the latest annual assessment roll.
Manhattan Beach's total assessed valuation reached $29.07 billion for 2026, an increase of $1.46 billion, or 5.3%, from the previous year, city officials announced Tuesday.
The increase exceeded the 4.42% growth recorded across Los Angeles County, where the net taxable value of property reached a record $2.272 trillion. The countywide roll grew by $96 billion and marked the 16th consecutive year of increasing assessed values, according to Los Angeles County Assessor Jeff Prang.

The assessment roll is an annual inventory of taxable real estate and business property and is used to calculate property taxes. Assessed values should not be confused with current market values or home prices.

Countywide, property transfers were the biggest contributor to this year's increase, adding $49 billion in assessed value, while the annual inflation adjustment allowed under Proposition 13 added about $43 billion.
Despite the overall 4.42% increase, most property owners will not see their tax bills rise by the same amount. Under Proposition 13, most assessed values are limited to a maximum annual inflation adjustment of 2%.
Manhattan Beach has 12,933 parcels on the 2026 roll, including 11,175 single-family residential parcels, 1,274 apartment parcels and 484 commercial and industrial parcels.
The countywide assessment roll is expected to generate more than $27 billion in property tax revenue for services including schools, public safety, health care, libraries and parks.
