WHERE HAVE ALL THE HOUSES GONE?

As is the case in most of the San Francisco Peninsula cities, the number of homes for a buyer to choose from in Menlo Park remains low.

Currently, there are 21 homes for sale in Menlo Park on the MLS, of which a mere 3 were newly listed this week.  The highest price home, listed at $5,495,000, continues to be 1319 San Mateo Drive (2 story traditional style home in central Menlo with 5 bedrooms, 4.5 baths and pool; 5900 sq ft on 20,000 + sq ft lot).  The lowest price home, now offered at $795,000 is 3816 Fair Oaks Avenue (single story in the Fair Oaks neighborhood with 4 bedrooms, 2 baths, 1430 sq ft on a 5,000 sq ft lot). 

One of only 3 new listings available to preview on realtor tour on Tuesday, 2081 Camino al Lago (single story, remodeled ranch style home with 3 bedrooms, 2 baths, including master suite, 1490 sq ft on 6,000 sq ft lot), right across the street from Las Lomitas school, offers good value with an asking price of $1,375,000. 

With 23 pending sales, there were 8 closed sales in the past week.  The highest price sale was 24 San Juan Avenue (new construction Mediterranean style 2-story home bordering Atherton with 4 bedrooms, 4.5 baths, 3770 sq ft on a 10,000+ sq ft lot), listed at $3,450,000 and sold for $3,200,000.  The lowest price sale was 1311 Hill Avenue (single story, updated 1950's bungalow in the Belle Haven neighborhood; 3 bedrooms, 1 bath, 910 sq ft, 4386 sq ft lot), listed at $499,000 and sold for $537,000
