Construction Of 234 Apartments In Murrieta: Hearing Scheduled

The project applicant wants to construct eight buildings at the southeast corner of Date and Delhaven streets.

MURRIETA, CA — A vacant 8-acre property situated at the southeast corner of Date and Delhaven streets in Murrieta may become the site of an apartment complex if city council approves a zoning change.

The Murrieta Planning Commission has reviewed the requested change, and now city council will consider the issue during a public hearing scheduled at 2 p.m. May 5, the city announced Thursday.

The project applicant MHS 98 wants to construct eight buildings at the site that would contain a total of 234 apartment units. In order to move forward, the applicant is requesting the city change the site's zoning from single-family homes and neighborhood commercial buildings to multi-family residential. If the zoning change is approved, the developer could construct up to 30 dwelling units per acre.

The project site is located near the busy Murrieta Hot Springs and Winchester roads intersection. Once built and occupied, traffic from the apartments would have "significant unavoidable impacts" on Murrieta Hot Springs Road, between Margarita Avenue and Winchester Road, according to city documents.

There are no roadway improvements planned beyond the already scheduled widening of Murrieta Hot Springs Road from four to six lanes between Via Princessa and Winchester Road, according to the documents.

Anyone who wants to comment on the proposal can do so in writing to city council (or City Clerk Stephanie Smith at ssmith@murrietaca.gov) before the hearing. The community may also address the council during the hearing via teleconference. The hearing agenda, which will contain more information about call-in information, should be posted here 72 hours in advance of the May 5 date.
