Why Orange County Commercial Building Owners Are Upgrading Electrical Panels Before Summer

Why Orange County Commercial Building Owners Are Upgrading Electrical Panels Before Summer

Summer hits Orange County commercial buildings hard. AC compressors run from 7am to close. Restaurant hoods, walk-in coolers, and POS systems all pull from the same panel. Retail tenants add space heaters in the morning and full lighting all day. Every load runs through your main electrical panel. Most older OC commercial panels were never sized for this demand.

Pelican Coast Electric handles commercial electrical panel upgrades across Newport Beach, Irvine, Costa Mesa, Santa Ana, Anaheim, and Huntington Beach. Property managers are scheduling upgrades now, before summer load fully hits.

Three reasons commercial owners are moving in May:
1. Tenant complaints climb when breakers nuisance-trip. A restaurant losing power during dinner service or a retail tenant losing the POS at noon costs more than the upgrade itself. Most nuisance trips trace back to a panel running 80 to 90 percent of capacity year-round.
2. Insurance carriers are flagging older panels. Carriers reviewing OC commercial policies are asking for documentation on panel age, brand, and amperage. Federal Pacific, Zinsco, and Challenger panels in older OC strip malls and office buildings are insurance liabilities, not assets.
3. New tenant lease-ups need power capacity. Properties with 400 to 800-amp commercial service close lease deals faster than those still on 100 to 200-amp panels. EV charging stations, server rooms, and modern HVAC all assume a panel built for 2026, not 1986.

Commercial panel upgrades in Orange County require permits, a city inspection, and Southern California Edison coordination for the meter pull. Edison lead times run 4 to 8 weeks during summer. Booking in May lines up the build-out with the slower June and July inspection calendar.
Worth bundling at the same time: tenant improvement electrical work, HOA and condo electrical service if you manage mixed-use, and load bank testing to verify the new panel handles your real building load under stress.
