Piedmont CA real estate agent discusses Kiplinger's 2016 Housing Outlook.

“The housing outlook for 2016, according to the Kiplinger Report’s article, “Housing Outlook, 2016”(1) is expected to be good, but calmer than in the past 2 years,” says Piedmont CA real estate agent Anian Tunney. 2015 saw a national average increase in home prices of about 4 percent, whereas in 2014 the national average was 6.4 percent. For the San Francisco Bay Area, San Francisco-Oakland saw an average price increase of 8.8 percent in 2015, with a median price of $700,000, and San Jose saw an average price increase of 9.4 percent with the median price at $816,000. In many areas across the country, home prices are still well below the peak of mid-2006. Modesto and Stockton, CA are 42 percent below the 2006 peak, whereas San Francisco-Oakland and San Jose are 7.7 percent below, and 3.9 percent above the 2006 peak respectively.

Other parts of the country that are still well below the 2006 peak are Tampa Florida at 40 percent below, Tucson, Arizona 30 percent below, and Sacramento at 29 percent below the peak. Areas of the country that have prices above the 2006 peak include Austin, Texas at 38 percent above the peak, and Dallas at 18 percent above the peak. Denver, Colorado is 23 percent above the peak.

Kiplinger is predicting a slower price growth of 3 percent nationally for 2016, but as is evident here, that number varies widely in specific locations.

Supply continues to be an issue in the housing market. Nationally, inventory is at about 5 months, but locally it is 1-2 months. Some reasons for the short supply include homeowners who don’t have enough equity to move up and lack of new construction. Many homeowners are using their equity to remodel and stay put. For Millenials, it is difficult to qualify for a loan and to save for a down payment, due to high student loan balances and high rents.
