Industrial Building on Danielson Street Changes Hands

The James and Barbara Hetzler Trust acquires the 11,050-square-foot building for $1.657 million.

An 11,050-square-foot industrial building at 13851 Danielson Street in Poway has been sold for $1.657 million.

Tracy Clark of Voit Real Estate Services’ San Diego office represented the buyer, the James and Barbara Hetzler Trust. The transaction included the acquisition of the property as well as a nine-month leaseback to the current tenant, Pro Tel Communications Inc. The seller, Estate Quest, LLC, was represented by Paula Danker of CFI Commercial.

“This acquisition provides a rapid return on investment for our client, who will benefit from immediate cash flow from the leaseback with the current tenant,” said Clark. “In addition, there is ongoing potential for ROI due to the property’s upgraded features and high visibility.”

The current tenant, Pro Tel Communications Inc., a provider of VOIP telephone systems, is headquartered in the building.
