Poway Predevelopment Conferences Important To Attend

When development is on the agenda for a Poway City Council meeting, it’s not always to approve a project. Sometimes it’s about discussing a concept in a predevelopment conference (PDC).

Poway’s predevelopment conferences are a unique opportunity to learn about a proposed project in its early stages. Council members (and the public) can provide feedback or voice concerns, but the council doesn’t render any binding decision.

The developer for the recently approved Poway Commons used a predevelopment conference in March 2018 to gather feedback on its project. The Poway Road Specific Plan had been recently updated and council members were able to share their perspective on how the Poway Commons aligned with the new criteria. The developer took that feedback into account for preparing the development application and the project was approved at the Dec. 17 council meeting.

“This is a unique opportunity for proposed development projects to get early feedback from staff, the City Council and the public,” said Development Services Director Bob Manis. “It gives the developer a chance to decide to move forward prior to a full submittal. And for those projects that do move forward, we have seen improved designs that meet the expectations of the City Council.”
