If you hire a property manager in Sacramento, the monthly percentage is not the only thing you pay. Most owners figure this out after their first year when the numbers do not match what they expected.
Five fees that show up on owner statements regularly:
Leasing fee. When your unit goes vacant and the manager places a new tenant, many companies charge 50 to 100 percent of the first month's rent. On a $2,200 rental, that is $1,100 to $2,200 on top of the monthly management fee.
Maintenance markup. Some managers add 10 to 15 percent on every vendor invoice. A $1,500 plumbing repair becomes $1,725. You may not notice unless you compare the invoice to your statement.
Lease renewal fee. Your tenant wants to stay another year. Good. Some managers charge $150 to $300 to process that renewal.
Vacancy fee. Your property is empty and earning nothing. Some companies still charge a reduced monthly fee during vacancy.
Early termination penalty. You want to switch managers. Some contracts charge $200 to $500 to cancel, plus whatever notice period the contract requires.
Every one of these fees is in the contract. Most owners sign without calculating the total annual cost once the fees stack up.

5 Fees Sacramento Property Managers Charge That Most Landlords Miss

I manage rental properties out of Gold River. The most common mistake I see with Sacramento landlords: overpricing.
Sacramento rents have flattened this year. After a few years of steady increases, the market leveled off. A 3-bedroom in a decent area runs $2,200 to $2,600 depending on the neighborhood. The days of listing high and still getting 10 applications in a week are done.
Most owners price off Zillow. Zillow shows what landlords ask for. It does not show what tenants pay. Those are two different numbers. I use rental data that shows what properties within a few blocks leased for in the last six months. Almost every owner I talk to is $200 to $400 over market because they picked the highest Zillow comp they could find.
An overpriced unit sits vacant for four to six weeks instead of two. On a $2,200 rental, that gap costs $2,200 to $3,300 in lost rent. Pricing it right and filling it in two weeks, even at $200 less per month, earns more over 12 months than the higher price with six weeks of vacancy.
