San Ramon Home Sales Activity - June 2012

At the half way mark of 2012 home sales in San Ramon are up 9 percent over 2011 and would probably be higher if there was more inventory. The number of homes listed through June 2012- 496 homes compared with 602 new listings in 2011, a decrease of 18%.

June's average sales price is up 3% over May's average sales price. The table on the right is a recap of San Ramon Home sales activity for June 2012 and year to date as compared to 2011.

The chart shows the trend for average sales price by month for 2012.

As the data shows, our current inventory is down considerably. It is especially good to note that overall average home prices have turned in the upward direction boucing off the lows of 2009 with a median home sales price of $700,000.

Homes in the $700,000 to $799,000 make up 24% of all homes sold year to date and in general this represents the first time home buyer.
