The Selling Edge: Photography...The HDR Difference

How's the old saying go - "You only have one chance to make a first impression." - nothing can be truer than with real estate.  With endless online search portals for real estate listings, the first impresion a potential buyer gets is, more often than not, a picture of a house.  In today's high tech world it is too easy to get complacent with things.  That can be true with photography, also.  Most of us can take a very nice high definition picture with our cell phones, this is great for our everyday lives.  Taking pictures of our kids, vaction moments, pets and, of course, the ever needed "selfie".  Unfortunatly, it seems many real estate agents still think this a good way to present a home.  I see it nearly everyday, looking through homes for sale, and it's sad, I feel that the customer, the seller, is the one paying the price.  Maybe, the agent thinks it's cost effective? Maybe, they feel the client will never know the difference?  Maybe, they just don't care?  I don't know.  But, personally, I don't feel it's an apropriate way to market a home, be it a $200,000 condo or a $40 million estate..  It just simply does not show a home n the best light.  Over exposure, shadows, flash reflections, trash cans, etc. do NOT make for an appealing first impression.

The eye of an experienced real estate photographer is needed.  They will know, even with a basic picture, how to showcase the home in a postive way.  How to work with your agent to help establish the emotional feel wanted in the marketing of the home.  How to optimize angles, light and little tricks of the trade (like wetting down the drive and walk ways, it just looks better). 

Often the best way to showcase and grab the eye of the buyer is to use HDR - High Dynamic Range Imagining.  A "dynamic range" is, basically, the difference between the lightest light and the darkest dark that can be captured in a photograph.  HDR is a photo technique or style which achieves a higher dynamic range than you normally could get with any one single picture.  How a photographer creates this is both fairly simple and very difficult.  Basically, he/she will photograph a subject at different exposure levels and then, using specific software, combine them all into a single amazing photograph.  See home example in pictures.

 It is the combining of the pictures where the photographers "artful eye" comes in.  Depending on the desired effect an HDR picture can serve, simply, to enhance an image or can create a surreal, dreamlike effect.  See examples in pictures.

Using professional photographers and HDR helps me convey the specific branding I use in the marketing of a home.  It assists in triggering an emotion response from the buyer, which further engages and draws them to a home.
