A quick look at local trends in sales prices and property transfers in local communities.
Considering sliding into the market this winter??
Many people have the idea that the only good time of the year to list their home for sale is in the spring time. Not only is this not true but most recent statists are showing us that both property values are slowly increasing as well as the number of sales in our local communities.
I have included two charts here for your review. They are both showing the number of sales in the towns of Somers, Ellington, Enfield, Suffield and Stafford. Looking at the same time period, October 2012 - December 12, 2012 (the date of this article) and in comparison the time frame of October 2011 - December 11, 2011 we can see some very encouraging trends.

There were 86 property transfers during that time frame last year with a decreasing trend in property value. December 2011 ended with an average property value in these towns of $218,000 overall.
In the same time frame this year, 2012 (and we are only half way thru the month as of the date this is written) we see 118 sales in the same sample area of communities. Our sales price average has also increased to $247,200, an 8% increase.

We in the real estate industry are very encouraged by these trends. No one can comfortably say we are moving out of the recession, and things are still very depressed, however both our national and local trends are showing a
lot of encouragement.
What does all this mean
for you if you are looking to sell? Work with your real estate broker to
determine an appropriate price for what you are selling. List and market your
property aggressively and let these
trends help you get the most out of your investment. Don't let these numbers
fool you into listing at an unrealistic price for the market and don't be afraid
to sell in the winter. With the low interest rates we are still seeing buyers
are out there!
