Were 14, down 30.0% from 20 in June of 2012 and 17.6% lower than the 17 sales last month. June 2013 sales were at a mid level compared to June of 2012 and 2011. June YTD sales of 67 are running 15.5% ahead of last year's year-to-date sales of 58.
The Median Sales Price
In June was $278,750, up 23.1% from $226,500 in June of 2012 and up 26.7% from $220,000 last month. The Average Sales Price in June was $350,307, up 42.2% from $246,350 in June of 2012 and up 52.4% from $229,885 last month. June 2013 ASP was at the highest level compared to June of 2012 and 2011.
The Total Inventory of Properties
Available for sale as of June was 88, down 6.4% from 94 last month and down 27.9% from 122 in June of last year. June 2013 Inventory was at its lowest level compared with June of 2012 and 2011.
The average Days On Market (DOM)
Shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 97, up 94.0% from 50 days last month and down 2.0% from 99 days in June of last year. The June 2013 DOM was at a mid level compared with June of 2012 and 2011.
