Farmington PZC Approves Large Country Club Addition

The commission at its last meeting OK'd a 2,379-square-foot addition to its clubhouse.

FARMINGTON, CT — A prominent private golf club in town received the town's go-ahead to expand its clubhouse.

The Farmington Plan and Zoning Commission on Feb. 9 unanimously approved a 2,379-square-foot addition to the Country Club of Farmington at 806 Farmington Ave., following discussion about landscaping and site details.

The application, presented by Robert Rossetti of Rossetti Development, calls for an expansion of the men’s locker room and lounge area on the property, which is located in the R80 residential zone but bordered by Business (B1) and Farmington Center–Farmington Village (FC-FV) districts.

Rossetti said the addition meets all setback requirements, including the 25-foot side yard setback from Waterville Road.

Commissioners asked about a proposed 20-by-26-foot patio, which Rossetti said would be accessed from the new lounge addition.

He said the project would shift the putting green east and remove the bocce ball court, restoring that area to lawn.

While food service is currently available at the club, Rossetti said no cooking or kitchen facilities are included in the proposed addition.

Farmington Town Planner Shannon Rutherford displayed a GIS map showing an existing hedgerow of trees along the Waterville Road property line.

Rossetti said arborvitae trees along the roadway will remain, but a large white pine that had been heavily pruned by Eversource is scheduled for removal.

Arborvitaes in declining health will be evaluated, removed, and replaced as needed, he said.

Commissioners discussed whether additional plantings were needed north of the existing arborvitae.

After reviewing the site plan and mapping, the commission determined that no additional plantings were required in that area.

As part of the approval, the applicant agreed to plant two to three arborvitaes to replace the white pine and to fill in two to three missing arborvitaes along the property line near the intersection of Waterville Road and Route 4.

The commission voted unanimously to approve the site plan as presented and on file with the town's planning office, with conditions discussed during the meeting, including agenda review items and the agreed-upon tree plantings.
