Hartford Avenue Subdivision Gains Approval
The Granby Planning and Zoning Commission approved subdividing property at 69 Hartford Ave. into 12 residential lots.
The Granby Planning and Zoning Commission approved subdividing property on Hartford Avenue into 12 residential lots at their meeting Tuesday evening, and with the approval came a total of 13 conditions.
The vote came roughly one month after the East Granby-based Beaudry Construction came before the commission at a public hearing on the application in March.
Fern Beaudry Jr., of Beaudry Construction, told the commission in March that the development would entail 57 of the over 80 acres on the property at 69 Hartford Ave. An 800 foot town road, to be known as Gatehouse Road, would need to be constructed.

A total of 10 homes would be built along the new road and the remaining two homes on Hartford Avenue, according to Christian Alford a civil engineer with Alford Associates, who also spoke at the hearing. All of the homes would be served by wells and septic systems. The average size of the lots is under two acres, with the largest lots at 3.5 acres, he said.
River Bend Associates, Inc. owns the property, and will retain about 24 acres, according to Director of Community Development Fran Armentano. Currently, they utilize some of the property for green houses.

The housing development application gained from the Inland Wetlands and Watercourses Commission back in December. The application then moved on to the Planning and Zoning Commission, who postponed their vote after the in March.
According to Armentano, the Farmington Valley Health District had deemed the lots suitable for wells and septic systems, that there was no conflict with the Capital Regional Council of Government and that the East Granby town planner had no conflicts with the construction. The property, Armentano said, is within approximately 500 feet of the town line of East Granby.
The conditions attached to the commission’s approval included reimbursing the town for services of the town engineer, when the mylar shall be executed and filed, complying with subdivision regulations on the minimum number of trees and town road right-of-way mere stones and payment of a fee in lieu of open space ($26,160 or $2,180 for each of the 12 lots), among others.
