57 New Parking Spaces Proposed For Glenville Shopping Center
The owner of the shopping center is looking to rezone the site and add new parking spaces.
GREENWICH, CT — Sutton Land LLC, the owner of the Glenville Shopping Center, is seeking a site plan approval to add 57 new parking spaces to the site, according to documents recently submitted to the Greenwich Planning & Zoning Department.
The plan is being submitted in conjunction with a proposal to rezone a portion of the property from the RA-1 to the LBR-2 Zone.
By adding more parking, Sutton Land LLC hopes to attract a new supermarket chain to the space formerly occupied by Stop & Shop.

The Glenville Stop & Shop officially closed in mid-June after making the decision to not renew its lease.
Attorney for Sutton Land LLC, Thomas J. Heagney, noted earlier this month in submitted documents to P&Z that Sutton Land LLC is "actively marketing the space to other shopping center companies," and a number have expressed concerns about the current parking situation.

It's unclear which companies Sutton Land LLC has been engaged with.
Heagney said the shopping center currently contains 114 parking spaces.
Per town code, retail space and supermarkets require one parking space for every 150 square feet of usable floor area, a parking study from LaBella Associates said.
Based on that, a total of 137 spaces are required, however, 171 total spaces are being proposed, which will "more than accommodate the future parking demands at the site," the parking study noted.
Parking will be reconfigured on the west side and more spaces will be added to the north side of the existing supermarket space, Heagney said.
LaBella Associates also prepared a truck-turning template for a semi-tractor trailer for the use by a future supermarket operator.
A drainage summary report was prepared by SE Minor & Co., which describes the steps taken to treat stormwater runoff as part of the increase in impervious coverage.
Heagney noted that Sutton Land LLC has retained Environmental Land Solutions to prepare a landscape plan for the revised parking layout.
Shade trees are proposed for the new parking areas as well as existing spaces in the front of the building, Heagney said.
The shopping center also features several other retail stores.
Green & Tonic, a plant-based eatery with multiple locations in Connecticut and Greenwich, will open a new storefront inside the old post office building.
The applications for rezoning and additional parking at the shopping center have not yet been scheduled to go before the Greenwich Planning & Zoning Commission.
