Greenwich Home Built In 1879 Could Be Demolished For Residential Units

GREENWICH, CT — A Greenwich developer is looking to build a "10-unit residential community" at the site of a Greenwich home that was built in 1879 on Pemberwick Road.

The developer, 237 Pemberwick LLC, recently submitted plans for the project to the Greenwich Planning & Zoning Department.

According to documents on file with the town, the house would be razed and three two-and-a-half-story buildings would be built as part of a multi-family residential community.

Two of the buildings would have four one-bedroom, one-bathroom rental units, and the other building would have two one-bedroom, one-bathroom rental units.

Under the 8-30g statute, two of the units would be deemed "affordable housing."

"This housing opportunity component will provide housing opportunities for mixed-income families," said Joseph A. Pecora in a narrative summary. "There is a demand for such housing opportunities in the Town of Greenwich, Connecticut."

In August, Greenwich's Affordable Housing Trust Fund approved a $50,000 trust fund loan to 237 Pemberwick LLC for the development, according to a letter associated with submitted documents to the town.

There would be 15 parking spaces at the site, according to the plan. A traffic study conducted by Kimley-Horn and Associates said the impact to traffic would be "imperceptible."

The 1,368-square-foot house was previously owned by Raymond Davis, who was a World War II veteran. He died in April.

A pre-application review before the Greenwich Planning & Zoning Commission has not yet been scheduled.
