Greenwich P&Z To Review Fast-Casual Restaurant Plan, Office Redevelopment Project At Upcoming Meeting
Here's what's on tap for the Greenwich Planning & Zoning Commission at its upcoming meeting.

GREENWICH, CT — The Greenwich Planning and Zoning Commission is scheduled to meet next week to review a proposal that would bring a fast-casual restaurant to East Putnam Avenue, followed by plans from a major insurance company to demolish and rebuild its Steamboat Road office building, along with several other land-use matters.
The commission will hold a virtual-only meeting via Zoom at 4 p.m. Wednesday, Feb. 18, according to the posted tentative agenda. Members of the public may listen and participate remotely, and comments on pending applications may be submitted online.
Among the first discussion items is a pre-application review for Just Salad 498 East Putnam Avenue, LLC, which is seeking feedback on a proposal to consolidate two retail spaces and convert them into a fast-food restaurant with 28 seats and less than 3,000 square feet.

The property is located at 393–409 East Putnam Avenue in the LB and PRIO zones. Pre-application reviews allow applicants to receive initial comments from the commission before submitting a formal application.
Also scheduled for a pre-application review is a proposal from Berkley Insurance Company to demolish and reconstruct a building in the same location at 475 Steamboat Road, on a roughly 126,867-square-foot parcel within the GB and COZ zones. The item is expected to include discussion of redevelopment plans for the corporate office site.

Earlier in the meeting, the commission is slated to consider a final subdivision application to divide a Havemeyer Place lot into two parcels, followed by several public hearings, including a proposal at 9 Sabine Farm Road for a new pool, pool house, detached garage and related improvements, and a zoning text amendment that would allow a theater as an incidental use within a hotel.
Additional discussion items include proposals to convert a nonconforming two-family residence on Palmer Hill Road, add residential units at Dearfield Drive, and change part of an office building on Weaver Street to a private early education and care school.
