Plans For A New Yoga Studio In Town Submitted To Greenwich Planning & Zoning

GREENWICH, CT — A new yoga studio could be coming to Old Greenwich, according to documents submitted to the town's planning & zoning department.
The applicant, OG Yoga LLC, is seeking a "change of use" for the space at 188 Sound Beach Ave., which was formerly occupied by Black Oak Velo, a boutique custom bicycle shop that closed in April, P&Z documents state.
The yoga studio would be located on the ground floor and would accommodate up to nine students and one instructor per class.

Nicholas Bernstein is listed as the owner of OG Yoga LLC.
"Nick has a deep connection with the town and its people and is thrilled to bring the gift of yoga to the OG community," a bio of Bernstein says in documents on file with the town. Bernstein is a lifelong resident of Old Greenwich.

"Nick's goal is to create a space where our friends and neighbors in Old Greenwich can discover the numerous advantages of yoga," the bio said. "The Old Greenwich Yoga Studio is a place where everyone can find peace, balance, and a sense of community. It's not just a studio; it's a hub for personal growth and connection."
The studio plans on offering various types of yoga classes throughout the week, such as Vinyasa Yoga and Yoga Sculpt, and aims to offer four, 50-minute classes per day, usually occurring outside of regular business hours, according to P&Z documents.
An example schedule included with submitted documents shows two classes in the morning beginning at 6 a.m. and 7:45 a.m. There could also be classes later on beginning at 5:30 p.m. and 7 p.m.
The proposed space is 1,100 square feet and located within the building at 178-188 Sound Beach Ave., in the LBR-2 Zone (Local Business Retail).
A layout diagram of the proposed space shows a changing room and front desk area near the main entrance/exit which faces out towards the parking lot. The yoga area is in the back of the space towards Sound Beach Avenue.
The parking lot has 39 total spaces as of October 2023, documents said.
Other tenants in the building include Greenwich Play, which offers family-focused interior design services; Panache, a hair salon; Dunkin Donuts; Old Greenwich Dental; and office space.
The owner of the property is listed as UB Greenwich II-OGCC LLC.
The application has not yet been scheduled to go before the Greenwich Planning & Zoning Commission.
