Portion Of Greenwich Saks Could Become Office Space: Submitted Docs
The second-floor rental space "has continually been extremely difficult to rent," according to P&Z documents on file with the town.

GREENWICH, CT — A portion of the second floor of Saks Fifth Avenue in downtown Greenwich could be converted into office space, according to plans submitted to the town's Planning & Zoning Commisison.
"The second floor rental space has continually been extremely difficult to rent as retail space given its large size and the fact it is located on the second floor rather than the ground level first floor. While the second floor retail space is currently leased to Saks, it has largely been unsuccessful, and Saks has expressed to our client a desire to vacate it," said John Tesei, attorney for the applicant, in submitted documents.
The building was built in 1986 at 200 Greenwich Ave., and the owner is listed as Greenwich Properties.

A pre-application review for a change-of-use, site plan approval and a special permit has been requested.
The building currently features 16,130 square feet of retail space on the first floor, 9,365 square feet of retail and 9,720 square feet of church use (used by St. Mary's Church) on the second floor, and 19,816 square feet of general office space on the third floor.

Tesei noted 46 employees would work out of the new office space on the second floor, and there would be "sufficient" parking to meet the needs of the building.
The plans have not yet been scheduled to go before the Greenwich Planning & Zoning Commission.
